Electrical Planning Reports
An Electrical Planning Report is used to help strata corporations and unit owners understand the electrical infrastructure used to power their homes. The report describes the available electrical capacity, historical usage, and provides an assessment on the available capacity for future needs.
Strata corporations with 5 or more strata lots are required to obtain an Electrical Planning Report by December 31 2028 (for strata's in the BC interior). This includes townhouse, bare land, residential, condo, commercial, industrial, hotel and any other types of strata corporation.
There is no way to waive or defer the requirement to obtain an EPR by the December 2028 deadline.
Process for obtaining an Electrical Planning Report
- Contact Us to make a request for an EPR. We will gather the necessary information to provide a quote to the strata.
- Based on the information provided, we will provide a quote to the strata.
- Following strata's approval of the quote, and after a deposit is paid, we will begin the process of collecting information.
- We will request, among other things, electrical drawings and written consent to request electrical usage data from the utility provider (BC Hydro/Fortis).
- We will conduct a full on-site assessment to evaluate the electrical infrastructure. This will require access to various parts of the building(s) including electrical/mechanical rooms. We may also require access to a small number of sample units - this is to verify each dwelling's electrical panel size and heating/cooling/EV loads.
- Once all of the information is collected we will compile a detailed report that meets the required legal requirements.
- We will review the compiled report information with the strata, and discuss any suggested upgrades or recommendations.
Timelines:
The timeline for the entire process will vary depending on the complexity of the assignment. There are typically gaps between the time information is requested and when it is received, and this has a cumulative effect on the entire process. The electrical utility will typically take at least 2 weeks to provide historical usage data.
We would suggest that most reports take between 1-3 months to complete from start to finish. As The 2028 deadline nears, many strata's will choose to wait too long before having their EPR completed. We would encourage your strata corporation to act sooner than later to avoid the pitfalls associated with missing the 2028 deadline.
